Apartment prices in Torrevieja (2026)
What an apartment really costs in Torrevieja depends mainly on its size, the distance to the sea and the condition of the building. These figures come straight from the homes we currently have for sale:
| Type | Listings | From | Median |
|---|---|---|---|
| Studio / 1 bedroom | 8 | €110,000 | €125,950 |
| 2 bedrooms | 20 | €121,000 | €177,200 |
| 3+ bedrooms | 13 | €134,900 | €189,900 |
| Villas & townhouses | 6 | €224,990 | €514,500 |
Sea views, a frontline location, a communal pool and new-build quality all push the price up; older buildings in the centre without a lift or parking are usually the most affordable.
Find the right apartment for your budget
The right apartment depends on more than the asking price. In Torrevieja, location, building condition, floor level, lift access, outdoor space and distance to the beach make a real difference. Consider what matters most to you:
- A lower purchase price: check whether the property needs renovation, has no lift or comes with extra building costs.
- A beach location: compare the actual walking route, summer noise and parking availability.
- A pool and outdoor space: check the community fees, the terrace orientation and how the complex is maintained.
- Year-round living: prioritise everyday services, easy access, natural light and a layout that suits your routine.
- A new-build apartment: compare the specification, completion date, payment schedule and what is included in the price.
Tell me whether your budget covers the property alone or the full purchase, including taxes and fees — so we focus on apartments you can realistically buy.
Best areas to buy an apartment in Torrevieja
Torrevieja is not one market but several. The right neighbourhood depends on how you will use the home — holidays, retirement, renting it out or living here all year.
Playa del Cura
Torrevieja's main town beach and promenade. Walk-to-everything apartments, frontline sea-view buildings and the strongest holiday-rental demand in town.
City centre & harbour
The most affordable way into Torrevieja, with shops, restaurants, the marina and the seafront promenade on your doorstep all year round. Many buildings are older, so the lift, parking and the state of the community need checking.
Acequión & Los Náufragos
Between the centre and the salt lagoon, close to the Acequión and Los Náufragos beaches — good value for 2- and 3-bedroom apartments within walking distance of the sea.
Habaneras
A lively, well-connected residential area around Avenida de las Habaneras and its shopping centre, with modern blocks and easy access to the beaches.
La Mata
A calmer seaside district north of the centre, with a long sandy beach, a village feel and the La Mata natural park behind it — popular with retirees and families.
Los Balcones
A quiet residential area beside the pink lagoon, with bungalows, villas and complexes with pools — more space for your money, a short drive from the coast.
Aguas Nuevas, El Molino & more
Quieter residential neighbourhoods with bungalows and apartments in gated complexes, often with a communal pool — a good fit if you prefer space to a beachfront address.
Buying an apartment in Torrevieja without a car
If you want to live or spend your holidays without driving, make it part of the search from the start. The centre, the harbour, Playa del Cura, Acequión and Habaneras let you walk to beaches, supermarkets, restaurants and the bus station; Los Balcones and the inland residential areas are easier with a car.
Hills, busy roads and the building entrance can matter as much as the distance on a map. During a viewing or a video visit I show you the surroundings too, so you understand how the location works in everyday life.
What to check before buying a resale apartment
Before reserving, understand both the home and the building you are buying into:
- Floor level, lift access and steps at the entrance.
- Usable space, layout and terrace size.
- Orientation, daylight, ventilation and signs of damp.
- Windows, air conditioning and general condition.
- Community fees, outstanding debts and planned building works.
- Annual IBI property tax and other recurring charges.
- Whether parking or a storage room is included in the sale.
- Any restriction on your intended use, such as holiday rentals.
An independent lawyer should verify ownership, legal status, debts and the purchase conditions before you commit. If rental income is part of your plan, the permitted use and licence must be checked for that specific property.
What it really costs to buy an apartment in Torrevieja
- Resale homes: 9% transfer tax (ITP) in the Valencian Community, for most purchases up to €1,000,000.
- New-build homes: 10% VAT (IVA) plus 1.5% stamp duty (AJD).
- Notary, land registry, lawyer and admin: usually around 2–4% more in total.
- Budget rule of thumb: plan for roughly 11–13% on top of the price for a resale apartment.
- Yearly running costs: community fees, IBI council tax and rubbish collection — always ask for the exact figures before you reserve.
Tax rules change — confirm the current rates with an independent lawyer before you sign.

Why buy with an independent buyer's agent?

0% commission for buyers. You pay 0% commission: our fee is paid on the seller's side and is never added to your price.
- On your purchase, we represent you — not the seller.
- One contact for homes listed by many agencies and private owners.
- Honest advice on area, price and condition, in English, French, Romanian or Spanish.
- Negotiation and due diligence before you pay any deposit.
Buying an apartment in Torrevieja: FAQ
How much does an apartment cost in Torrevieja?
The apartments we currently have for sale in Torrevieja start at €110,000, and the median apartment price is around €169,000. A 2-bedroom apartment typically costs from €121,000, with a median of about €177,200. Sea views, a pool, a frontline location or a new build add to the price.
Do I pay a commission if I buy through you?
No. Buyers pay 0% commission. Our fee is paid on the seller's side, from the commission that already exists in the sale, so nothing is added to the price you pay. You only pay the property price and the normal purchase costs (taxes, notary, land registry and lawyer).
What apartments can I buy in Torrevieja for under €150,000?
Right now 13 of our Torrevieja apartments are priced at €150,000 or less, starting at €110,000. At this budget you mostly find 1- and 2-bedroom apartments, often in older buildings in the centre or a short walk from the beach — check the lift, the community fees and the state of the building.
Do you only show the apartments listed on this website?
No. I also search through collaborating agencies, developers and private owners to find homes that match your requirements — still at 0% commission for you.
Can you help me compare Torrevieja with nearby areas?
Yes. Depending on your priorities, we can compare Torrevieja with La Mata, Orihuela Costa, Guardamar and other towns on the southern Costa Blanca.
What is the best area to buy an apartment in Torrevieja?
It depends on how you will use it. Playa del Cura is the favourite for holiday homes and rentals, the centre is the most affordable, La Mata suits buyers who want a calmer beach, and Los Balcones offers more space in bungalows and villas a short drive from the sea.
Can foreigners buy property in Torrevieja?
Yes. EU and non-EU buyers can buy property in Torrevieja on the same terms as Spanish buyers. You will need an NIE (foreigner identification number) and a Spanish bank account, which we can help you arrange.
What are the extra costs of buying an apartment in Torrevieja?
For a resale apartment, budget roughly 11–13% on top of the price: 9% transfer tax (ITP) plus notary, land registry, lawyer and admin costs. New builds carry 10% VAT plus 1.5% stamp duty (AJD) instead of ITP.
Can I buy an apartment in Torrevieja without travelling to Spain?
Yes. Many of our clients buy after detailed video viewings and sign through a power of attorney at a Spanish notary, so the purchase can be completed without travelling.
Can I get a mortgage in Spain as a non-resident?
Usually, yes. Spanish banks often lend non-residents around 60–70% of the price, so plan for a deposit of about 30% plus purchase costs. The final offer depends on the bank and your financial profile.
Is Torrevieja a good place to buy an apartment?
For many buyers, yes: prices are lower than in much of the Costa Blanca, beaches and services are open all year round, and there is a large international community. The downsides are a busy summer season and big differences in building quality — which is why careful checks before you reserve matter.
Are there new-build apartments for sale in Torrevieja?
Yes — 10 of our current Torrevieja listings are new builds. New developments usually come with a communal pool, a lift and parking, at a higher price per m² than resale homes.
