In this case study, I explain how a foreign buyer purchased a property in Torrevieja from abroad after seeing one of my property posts on TikTok and Facebook.

The buyer's situation
The buyer was not physically in Spain when he found the property.
He had seen my property content on TikTok and Facebook and contacted me after one apartment caught his attention. - the staircase and common areas;
- the lift;
- the access to the apartment;
- the full interior of the property;
- details of the rooms;
- the condition of the apartment;
- practical aspects that are not always visible in listing photos.
This type of video is very different from a normal social media clip. A short TikTok or Facebook post can attract attention, but a buyer who wants to reserve from abroad needs a much more complete view of the property.
Why remote buying can work
Buying a property in Spain from abroad can work, but only when the buyer receives clear information and the process is organised correctly.
In this case, the buyer already knew the Torrevieja area. This is important. Remote buying is usually more realistic when the buyer has already visited the area before, understands the location and is not making a decision blindly based only on internet photos.
The detailed video helped the buyer confirm whether the property matched what he was looking for. After that, the process could continue remotely.
Remote reservation and arras contract
The buyer did not come to Spain to sign the reservation / arras contract.
The contract was prepared and sent by email. The buyer reviewed it, signed it remotely, transferred the reservation payment and sent the signed contract back. This allowed the property to be reserved without the buyer needing to travel immediately.
For many foreign buyers, this is one of the most useful parts of the process. If the buyer waits until he can travel, the property may already be sold. But reserving remotely should only be done when the buyer understands the property, the conditions and the legal process.
Lawyer communication and legal checks
The lawyer communicated with the buyer by WhatsApp, phone and email.
The buyer received the relevant information about the property, the purchase process and the costs. The lawyer handled the legal checks and guided the buyer through the documentation before completion.
This step is essential in remote purchases. A buyer should not rely only on the agent's video or the seller's information. The property documents, ownership, charges, debts, community situation and purchase conditions must be reviewed by a lawyer before completion.
Spanish bank account and final payment
Before completion, a Spanish bank account was opened for the buyer. The buyer transferred the necessary funds into the account so the final purchase could be prepared correctly.
A Spanish bank account is also useful after the purchase for property-related payments such as:
- electricity;
- water;
- community fees;
- internet;
- local taxes;
- future maintenance expenses.
In this case, the buyer did not need to travel several times. The process was organised so that he came to Spain only at the final stage.
Final notary signing
The buyer came to Spain around one and a half months later for the notary signing. At that moment, he completed the purchase and received possession of the property.
This was the first time he needed to travel during the transaction process after reserving the property remotely.
The process worked because the buyer already knew the area, the video viewing was detailed, the lawyer was involved, the reservation was handled remotely and the funds were prepared before completion.
