Where to buy on the Costa Blanca

The Costa Blanca stretches for about 200 km along the province of Alicante, and each part suits a different buyer. Most of our clients buy on the southern Costa Blanca, where prices are lower and the climate is drier and sunnier.

Torrevieja

The largest and most affordable market on the coast: beaches, the seafront promenade and services open all year, a big international community and the widest choice of apartments.

A chain of resort neighbourhoods — Playa Flamenca, La Zenia, Punta Prima, Cabo Roig and Campoamor down to Mil Palmeras — with modern complexes, golf courses close by and the Zenia Boulevard shopping centre. Strong demand for holiday homes and rentals.

Why buyers choose the Costa Blanca

  • Climate: mild winters and long, dry summers — one of the sunniest coasts in Europe.
  • Easy to reach: Alicante-Elche airport has direct flights to most of Europe, and the south is also served by Región de Murcia airport.
  • Value: prices on the southern Costa Blanca remain below those on the Costa del Sol or in the Balearic Islands.
  • International and year-round: large British, Scandinavian, Belgian, Dutch, French and Romanian communities, with shops, healthcare and services open all year.

Buying costs on the Costa Blanca

The whole Costa Blanca lies in the Valencian Community, so purchase taxes are the same in every town on the coast:

  • Resale: 9% transfer tax (ITP) for most purchases up to €1,000,000.
  • New build: 10% VAT plus 1.5% stamp duty (AJD).
  • On top: notary, land registry, lawyer and admin — usually 2–4% in total.
  • Rule of thumb: budget roughly 11–13% above the price for a resale home.

Rates can change — always confirm them with an independent lawyer before you sign.

One buyer's agent for the whole coast

Instead of visiting a dozen agencies that each push their own listings, you get one independent buyer's agent who searches the whole market — Torrevieja, Orihuela Costa, the Vega Baja and beyond — compares the areas honestly and negotiates for you, in English, French, Romanian or Spanish.

0% commission for buyers. You pay 0% commission: our fee is paid on the seller's side and is never added to your price.

Buying property on the Costa Blanca: FAQ

Where is the best place to buy property on the Costa Blanca?

It depends on how you will use it. Torrevieja offers the most choice and the lowest prices, Orihuela Costa suits holiday homes and rentals near golf and beaches, the inland Vega Baja gets you a villa with a pool for the price of a coastal apartment, and the north around Alicante and Altea is greener and more upmarket.

How much does a property cost on the Costa Blanca?

The homes we currently have for sale on the Costa Blanca start at €110,000. The median apartment costs around €189,500 and the median villa around €492,500. Location matters most: front-line and northern properties cost considerably more than the same home a few streets back or further south.

Do I pay a commission if I buy through you?

No. Buyers pay 0% commission. Our fee is paid on the seller's side, from the commission that already exists in the sale, so nothing is added to the price you pay. You only pay the property price and the normal purchase costs (taxes, notary, land registry and lawyer).

Is the north or the south of the Costa Blanca better?

The south (Torrevieja, Orihuela Costa, the Vega Baja) is flatter, drier and more affordable, with a large international community and sandy beaches. The north (Alicante, Altea, Jávea, Dénia) is greener and hillier, with coves and higher prices. Many buyers on a mid-range budget find the best value in the south.

Which airport is closest to the southern Costa Blanca?

Alicante-Elche airport is about 40–50 minutes by car from Torrevieja and Orihuela Costa and has direct flights to most European cities. Región de Murcia International Airport (Corvera) is a similar distance from the southern resorts.

What are the buying costs on the Costa Blanca?

For a resale home, budget roughly 11–13% on top of the price: 9% transfer tax (ITP) plus notary, land registry, lawyer and admin costs. New builds carry 10% VAT plus 1.5% stamp duty (AJD) instead. The same rates apply across the whole Valencian Community.

Can non-residents buy property on the Costa Blanca?

Yes. EU and non-EU buyers can buy on the same terms as Spanish buyers, with an NIE and a Spanish bank account. Spanish banks usually lend non-residents around 60–70% of the price, so plan for a deposit of about 30% plus costs.

Can I rent out my holiday home on the Costa Blanca?

Holiday lets in the Valencian Community must be registered in the regional tourism register, and the rules have become stricter, with some towns and buildings restricting new licences. Check the licence situation for the specific property and community before you buy — we do this as part of our checks.

Do you only work in Torrevieja?

No. We cover the whole southern Costa Blanca — Torrevieja, Orihuela Costa, Pilar de la Horadada and the Vega Baja — plus selected towns further north and the Madrid market.
