Contact Virgil — Buyer’s Agent in Torrevieja and Costa Blanca
Looking for property in Torrevieja or Costa Blanca? Send me your budget, preferred area and buying purpose, and I will help you understand what is realistic in today’s market. I work with international buyers in English, French, Romanian and Spanish, helping them compare areas, understand buying costs, organize viewings and move through the purchase process with more clarity. The more precise your message is, the better I can guide you from the beginning.
What to send me before we start
To help you properly, I need to understand what you are really looking for.
When you contact me, please include:
your maximum budget; whether you are buying cash or with a Spanish mortgage; the number of bedrooms you need; your preferred area, if you already have one; whether you want beach access, quiet residential life, rental potential or year-round living; your buying purpose: holiday home, retirement, relocation, investment or future move to Spain; when you plan to visit Spain; whether you need help in English, French, Romanian or Spanish.
You do not need to have everything decided. But a clear starting point helps avoid wasting time on properties that do not match your real situation.
I will tell you what is realistic
Many buyers start with an online property search and quickly become confused. Prices can look attractive, photos can be misleading, and the same budget can mean very different things depending on the area.
A €120,000 apartment in Torrevieja, a property in La Mata, a home in Los Balcones or a bungalow in Orihuela Costa can offer completely different lifestyles.
Before sending random listings, I prefer to understand your real objective.
Are you buying for holidays? For retirement? For rental income? For permanent living? For a future move to Spain?
Once I know this, I can explain which areas make sense, what type of property fits your budget, what costs you should expect and which options may not be worth your time.
How I help after your first message
After you contact me, I can help you compare areas, filter properties, organize viewings or video viewings, explain the practical pros and cons, and coordinate the next steps with lawyers, banks, mortgage advisers and notaries when needed.
My role is not to pressure you into buying quickly. My role is to help you understand what you are buying before you make a decision.
Sometimes the right answer is to move forward. Sometimes the right answer is to wait, compare better options or avoid a property that looks good online but does not fit your real needs.
That is the value of working with a buyer-focused local agent.
The fastest way to reach me
The fastest way to contact me is WhatsApp.
Send me a short message with your budget, preferred area and buying purpose. I usually answer directly or as soon as I am available, especially when I am not in visits with clients.
You can also use the contact form or email if you prefer to send more details.
Please remember that a serious property search works better when the information is clear from the start. A message like “I want something in Spain” is too general. A message with budget, area, bedrooms and purpose allows me to help you properly.
FAQ
Do I need to be in Spain to start the buying process?
No. Many foreign buyers start the process from abroad. You can define your budget, compare areas, receive property information, organize video viewings and prepare documents before travelling to Spain. For some steps, a lawyer may also help through a power of attorney, depending on your situation.
What information should I send before looking at properties?
The most useful information is your maximum budget, preferred area, number of bedrooms, buying purpose, whether you are buying cash or with a mortgage, and when you plan to visit Spain. This helps filter the market and avoid wasting time on unsuitable properties.
What are the typical extra costs when buying property in Torrevieja?
For resale property in Torrevieja and the Valencian Community, the general transfer tax — ITP/TPO — is 9% from 1 June 2026 for most property purchases up to €1,000,000. Buyers should usually budget around 11–13% on top of the property price once notary, land registry, lawyer and administrative costs are included. For new-build properties, buyers normally pay 10% VAT/IVA plus AJD and other purchase costs. The exact amount should always be confirmed with a lawyer before buying.
Can foreigners get a mortgage in Spain?
Yes, foreign buyers can apply for a Spanish mortgage. Non-residents usually need a higher deposit than residents, and many buyers should be prepared for around 30% of the property price as a down payment, plus taxes and purchase costs. Final conditions depend on the bank and the buyer’s financial profile.
In which languages can you assist buyers?
I assist buyers in English, French, Romanian and Spanish, so you can ask questions, understand the process and communicate more comfortably when buying property in Spain.
Do you also have access to properties that are not listed on the website?
Yes. The website shows only part of the available market. I can also compare properties from partner agencies, developers and local contacts when they match the buyer’s criteria. The goal is not to show only one limited portfolio, but to help you find the right property.
